Development involves land, a conversion, a plot behind buildings, a rural edge site, a car park, a former commercial site or no clear postal address.
For older cases, check both “Planning Applications within 100 metres” and historical plotting sheet images.
Older cases can have an alternative historical reference, so one reference format may not find everything.
Always confirm with the site plan, location plan, decision notice and document list.

Do You Need Planning Permission in Bradford?
Most single houses have some permitted development rights for minor works.
PD rights do not apply to flats, maisonettes, mobile homes, residential caravans or some houses created by change-of-use PD rights.

Listed Buildings, Saltaire, Conservation Areas and PD Traps
Internal/external works affecting character, extension or demolition can need listed building consent.
Listed properties and sensitive areas can remove ordinary minor-work assumptions.
Check if the property is in a Conservation Area or Saltaire World Heritage Site.
Windows, doors, rooflights, chimneys, satellite dishes, solar panels, stonework painting/rendering and external pipework can trigger consent issues.
Impermeable front-garden surfacing over 5sqm can need permission unless water drains to a permeable area.
If future sale or legal certainty matters, use a Lawful Development Certificate rather than verbal reassurance.
BNG, South Pennine Moors and Ecology Checks
Bradford’s biodiversity guidance confirms the Environment Act requirement for 10% Biodiversity Net Gain for planning applications with exemptions.

When Pre-Application Advice Is Worth Using
Minor residential/commercial scheme, listed/conservation issue, difficult access, design risk, policy conflict or uncertain validation documents.
1–9 dwellings, site under 0.5ha where units unknown, under 1,000sqm floorspace or site under 1ha for other uses.
Boundary plan at not less than 1:1250, layout at not less than 1:500, site features, ownership, proposal description, sketches, elevations, access and materials.
Bradford aims to acknowledge within five working days and respond in writing within 56 days, though applications are prioritised.
Minor residential: £500 for 1–3 dwellings, £750 for 4–6, £1,000 for 7–9 or unknown up to 0.5ha. Other minor change-of-use type: £300.

Decisions, Panels, Conditions and Appeals
Many applications are decided by officers under delegated powers.
Some applications go to District Planning Panel or Regulatory and Appeals Committee.
