Find decided applications

Use the Applications Decided page for monthly lists and the portal for detailed records, decision notices, maps and related documents where available.

Apply for permission

Use Mid Ulster’s online planning application route for most application types. Hazardous Substance Consent is the key exception.

Planning Committee or speaking

Use committee papers and speaking-rights rules if a case is going to Planning Committee or you want to request a deferral.

Use map-style searching when

• The site is land near a road rather than a house number.
• The application is described by distance from another property.
• The proposal is a farm, poultry, agricultural or rural enterprise site.
• You only know the townland or approximate road.
• You want to compare a decided application with the location plan.

What to confirm on maps and plans

• Site boundary and red-line application land.
• Access to the public road.
• Nearby homes, watercourses, fields and sensitive receptors.
• Proposed buildings, parking, hardstanding and service yards.
• Whether the decision notice matches the latest approved plan.

Site location map

Check the site boundary, access, nearby dwellings, road connection, land use and any mismatch between the description and the red-line site.

Plans and drawings

Read existing and proposed drawings, site layout, floor plans, elevations, sections, sheds, yards, parking, access, tanks, bins and landscaping.

Decision notice

Check the decision, reasons, planning conditions, approved plan numbers and any pre-commencement or ongoing restrictions.

Comments and consultee replies

Read public comments, statutory consultee responses and any technical objections before writing your own comment or assuming the case is simple.

Environmental reports

Large rural, poultry, agricultural, drainage, flood, traffic, biodiversity or habitat-sensitive schemes may have technical reports that strongly affect the decision.

Pre-2010 decision notices

For older applications, Mid Ulster says hard-copy decision notices may be needed for accurate information.

Online application route

• Use Mid Ulster’s online application system for most planning applications.
• Upload forms, maps, drawings and supporting documents.
• Use the integrated fee calculator for online submissions.
• Pay by credit card or debit card if submitting online.
• Check validation requirements before submitting.

Exceptions and amendments

• Hazardous Substance Consent must be requested from planning@midulstercouncil.org and submitted in paper form.
• Revised plans or amendments to an online planning application must be emailed to planningupload@midulstercouncil.org.
• Hard-copy applications are still accepted.
• Hard-copy fees may be paid by cheque, BACS or cash.

Committee decision route

• Major applications can be considered by committee.
• Applications with objections or refusals can involve committee routes.
• Committee can consider enforcement notice, stop notice and listed building enforcement notice matters.
• Meeting papers, agendas and document packs should be checked before the meeting.

Speaking-rights deadline

Requests to speak or request a deferral must be received no later than 12pm two working days before the meeting. The request should say whether you are speaking in support or opposition, or explain why deferral is sought.

• Email committees@midulstercouncil.org or use the online form.
• Include meeting date, agenda number and planning reference.
• Written information must be supplied by the same deadline.
• Late written information will not be circulated to committee members.

Online certificate application

• Apply online through the property certificate route.
• Upload a map at 1:1250, 1:2500 or 1:5000 scale.
• Outline the search extent in red.
• Use one all-encompassing map if the search covers multiple maps.
• Pay by debit or credit card.

Fee and hard-copy caution

Mid Ulster’s current page lists a single property certificate fee of £84 including VAT and says hard-copy or emailed forms are subject to a £10 admin fee. Check the live fee table before relying on this.

Home and small development

Check extensions, garages, outbuildings, access, boundary walls, hardstanding, listed buildings, conservation areas and previous planning conditions.

Rural and agricultural proposals

Check access, visibility, farm need, environmental impact, odour, drainage, biodiversity, traffic, poultry buildings, silos, sheds and waste management.

Business and change of use

Check whether a shop, office, storage use, industrial unit, short-term let, yard, farm diversification or mixed use needs planning permission.

Check before reporting

• Search the planning portal for permission, conditions or retrospective applications.
• Check whether the work may already be lawful.
• Collect the full site address, townland, road and postcode if known.
• Take dated photos only if safe and lawful.
• Separate planning issues from boundary, nuisance or neighbour disputes.

Possible planning-control breaches

• Building works without permission.
• Unauthorised change of use.
• Breach of a planning condition.
• Works affecting protected trees.
• Unauthorised advertisement display.
• Listed building or conservation harm.
